Rental Policy Terms & Conditions
We are delighted to host our guests’ stays and want every trip to be as enjoyable as possible! To ensure the safety of our guests and our beautiful properties, we have outlined a few procedures that are also included in our Rental Contract.
Arrival/ Departure: Garage and door codes will be provided on the day of your arrival for easy access into the property.
Check-in Time: 4:00 PM
Check-out Time: 10:00 AM
*Early check-ins may be accommodated but must be requested and approved by our team in advance.
Smoking Policy: We do not allow any smoking, including vaping.
Pet Policy: Service animals only. For optimal guest safety, we do not allow any other pets.
Maximum Occupancy: Occupancy is based upon the number provided in our property description. Overnight guests are not to exceed the maximum occupancy. If occupancy during the day exceeds that number, we must be informed, and we will do our best to accommodate that request. You are responsible for all of your guests.
Sporting Waiver: We require a waiver for any sporting equipment, fitness equipment, pool, sauna, and hot tub use.
Payment: Upon booking, 50% of your total stay will be due and will then become non-refundable. 90 days prior to your arrival, the remaining 50% of your total stay will be due and will then become non-refundable. Guests are welcome to arrange more specific payment schedules with our team as needed.
Cancellation Policy: We highly recommend acquiring travel insurance. Upon booking, 50% of your total stay will be due and will then become non-refundable.
Security Deposit: A minimum security deposit of $2,000 is required to rent one of our properties. This security deposit is fully refundable and will be refunded within 14 days of your departure, pending any damages to the home found during our management team’s departure inspections.
TIMBER LODGE: A security deposit of $4,000 is required to rent this property. This security deposit will be taken 90 days prior to arrival and refunded within 14 days of departure, pending any damages.
ALPINE PEAK LODGE: A refundable security deposit of $5,000 is required to rent this property. This security deposit will be taken 90 days prior to arrival and refunded within 14 days of departure, pending any damages..
Maintenance: Should any maintenance issue arise, we kindly ask that guests contact us as soon as possible. For general maintenance, please call (855) 475-4244 or email [email protected]. An emergency maintenance number is provided in the home for immediate issues such as fire, heat, water, and safety issues. We reserve the right to enter the properties at any time for maintenance or cleaning purposes.
